2 bedrooms single story 1930's semi-detached home. Tile roof with two skylights. The pointing to the valley above the Master Bedroom is loose and falling out, which is diverting water into the roof space. The tiles above this area are also suffering for serious salt deterioration which is allowing water to enter the roof space and has rotted the battens.
A broken roof tile has been replaced above the Lounge Room and we would suspect this is the cause of water entry to this area. From other professional opinion, the break is consistent with foot traffic.
The lead flashing above the Kitchen is very old and has a number of splits which is allowing water entry. We noted previous repair attempts however the entire flashing requires replacement.
The skylight above the kitchen which has had the dome completely blown off during a storm event, this is allowing water entry to the roof space and requires immediate attention.
