When it comes to adding value to your home, image can mean everything - especially if you're trying to sell. So how can you go about improving your home's image and which features will give you the most bang for your buck?

We've all seen the makeover shows. In a week they turn a dumpy little home into something modern and amazing. But is it really that easy, and is it even the right thing to be doing?

The big things to consider when you want to know what's affecting your property's value are it's location, any renovations it's had and it's presentation.

If you can tick all the boxes and say your house has a fantastic location, is presented beautifully and all renovations were done professionally then you're laughing. But if just one of these three lets you down - an unfinished or poorly done renovation, for instance - then you could see your property value plummet.

Here are some quick tips for boosting the value of your home

If you plan on renovating, make sure:

  • It is done well, with building certificates signing off on the work
  • It complements the rest of the building
  • It doesn't over reach the value of the area (you'll have a hard time selling a house worth $800k in an area where houses typically sell for $400k)
  • You include outdoor living areas - these are a valuable renovation at the moment and a good looking, functional outdoor living space can add great value to your home
  • You don't go over budget. If you run out of money and can't finish the renovation than it will actually detract from your home's value.

Make sure the presentation is as close to perfect as possible.

  • Repair any obvious defects, including fixtures and fittings that may be broken or not working properly.
  • Clear up the garden and mow the lawns.
  • Clean inside the house and tidy up the furniture. (You might want to put some furniture into storage to reduce clutter, or even replace the lot with rental furniture to improve the look of the house.)
  • Try to look at the house through the eyes of a stranger - pay attention to the details such as dusty corners, dirty light fittings, untidy bedding and stains on the carpet, and do something about them.
