Waterproofing prevent flooding after rain in below ground room

During heavy rain our downstairs room floods. flooding occurs from one side of the room and appears to come from below ground. we haven't been able to find an entry point but the wall remains dry and the water doesn't come from the windows. the flooding only occurs from that side of the room and can get as deep as 20-30mm and only occurs immediately after very heavy rain.
