Water inundated the house and floating floor boards were removed but left in the corner of a room for inspection by assessor at a later date. tenants furniture had mould on only seats and arm rests. these areas mould is growing is only up high. water entering only peaked at 15cms but the bottom etc of the items are not mouldy, nor barely damaged. i need to understand why / prove that the mould is not from my actions as there is absolutely no mould etc growing on the areas surrounding where the floating flooboards were stored. the concrete slab is perfectly clean as is the fake bamboo blind and calico curtains as well as all the walls, cornices and skirtings within the room the boards were stored - and other areas of the house.
the report will be part of my argument to protect myself from having to pay compensation to tenants who had no contents insurance themselves. they are claiming in the vicinity of $9000 compensation from me and i was not at fault.
i know the tenants were not going and airing their furniture or the house out during this period - or if it was it was extremely rare.
