terrace built in 1909. it is a tenanted investment property. a brown stain and crumbling mortar is spreading up from floor. i have patched it a couple of times in last 20 years but it re-appears. it is in a corner of the room on 2 walls about 1 - 1 1/2 metre high & wide. the house is brick and the internal walls are rendered.
