building inspection returned the following problem, require quote to fix Dampness: Yes, the subfloor area of the dwelling has not been designed and constructed for use as habitable areas and... building inspection returned the following problem, require quote to fix Dampness: Yes, the subfloor area of the dwelling has not been designed and constructed for use as habitable areas and has not been provided with damp proofing to the exterior of the walls. Widespread damp penetration is evident. Water was seen to be ponding on the floor at the rear and northeastern side of the subfloor area below the kitchen and living room. The ponding water appears consistent with that caused by seepage through the base of the subfloor walls but some leakage through cracks in the front veranda slab floor was also evident at the time of the inspection. A further detailed investigation by a licensed waterproofing contractor is recommended to determine the method and extent of any rectification work required and associated costs. This should be done prior to the contract to purchase the property becoming unconditional.
