A downstairs room situated directly below the kitchen and adjacent to and below the rear patio is quite damp in the ceiling, causing mould to appear along a painted timber beam across the width of the ceiling. This has also resulted in damage to the paint across the timber beam, water staining on one wall and the detachment of ceiling architraves either side of the timber beam. It seems that this has resulted from two extreme weather events which occurred sometime between March and May 2009. At this time, heavy rain at a near horizontal angle resulted in water pooling on the rear patio. It is not certain whether this is a grout issue (water seeping under a large glass door at the back of the kitchen leading out to the rear patio through to the ceiling of the downstairs rooms) or whether some other general insulation shortcoming is to blame.
