Current tiled balcony is leaking water into patio ceiling void below, damaging timber lining
boards under. Drains to edge and gutter. This appears to be sound. There is a lot of undulation in
the tile surface which indicates a chipboard sheet substrate. It should be noted that these
substrates when water logged, can collapse under foot load without warning. There is rot within
the ballastrading (uprights) which appear to be pine or other soft wood. Posts are bolted to
stirups and appear to be sound. Total removal of tiles, screeding and substrate required.
1. Fit drop sheets to floor inside as required. Tape up door frames and sills
2. Remove and dispose of tiles/screed and substrate, retaining all ballastrading and posts
at this point.
3. Laminate joists to create fall to drain.
4. Fit Sycon sheeting to fall to gutter. Fit drip flashing.
5. Lay sheet membrane to walls and floor.
6. Lay customer selected tiles and grout to floor and walls (skirting) These tiles are prime
costed at $35.00m2 plus 22% builders margin plus GST.
7. Clean tiles and grout, seal and caulk all internal corners.
8. Remove all work associated debris.
9. Provide 10 year guarantee on waterproofing works
Replace damaged lining boards 10.0m2
ï��ï� Pull down timber lining boards, batten as needed to fit cement sheet sheets with
joiners. Painting by others.
Dispose of works debris.
