i have sprayed to kill off the weeds. i now require an expereinced turf landscaper to do the rest :
- hoe & rake to remove dead weeds
- existing soil to be turned-over, add new soil (as needed) before laying grass
- level the areas
- possibly install irrigation?
- lay instant lawn turf and roll as required
- establish garden bed around fence line
