My tile roof is approx 40 years old. The house area under tiled roof is approximately 205sqm. Some tiles have cracked, others seem to be sliding out of position. The capping mortar has deteriorated in many places and requires repair - also some of the capping tiles are loose. I probably have enough spare/new tiles available (under the house) to cover the replacements required.
I have some leaks and some of the rooms in the house have indications of damp in parts of the ceiling - as well as damp smells.
In one area there has been a leak that has caused a hole to form in the ceiling - although I have been unable to identify where this could be occurring on the roof.
I am not looking for a roof restoration...just a repair of tiles and mortar to ensure full coverage. Depending on the cost, I may entertain the possibility of cleaning and sealing.
