Metal Roof requires patching or fix with Flashing

  The property in question is covered in a coloured cement tile, although it has undergone some renovations and extensions both internally and externally.

The new extension of which we can not estimate the age or when it was done, has a metal roof that sits flat just as it joins up to the cement tiles.

We have been told that there is a section of the metal roof is sagging, causing a valley of water to form up and as a result, when it rains, the water seeps through a gap or the sagging part and the water comes through to our meals area of the kitchen through a light socket from the ceiling.

We have noticed grey water stains on some parts of the ceiling, we have removed the light socket and twister globe from the ceiling to attempt to relieve water build up and also switched off the light circuit from the main power box.

We are currently assessing whether our insurance covers this issue due to recent Melbourne weather, however we are leaving our options wide open at the moment but would like the cheapest solution to fix this.

We have also been told that the screws / nails that holds the metal corrugated sheets together may be loose which may be causing the roof to sag and requires them to be replaced and perhaps re-sheeted.
