Found the roof material has aged but is in fair condition with minimal corrosion. The roof
leaks are at the transition between two custom orb roof sections that are separated by a soaker type flashing. The lower roof looks to be an extension off the original building.
Scope of works:
· Complete risk assessment and control forms.
· Remove the roof sheet fixings and lift the sheets.
· Cut and remove the silicone between the laps over the two area.
· Re-install the roof sheets but double lap them into the next corrugation to
provide an extra and clean silicone free lap.
· Supply and install a two new roof sheets to make up the gap.
· Supply and install a custom lap cover flashing from the top ridge right down and
around the two air conditioning penetrations.
· Clean and seal the transition flashing between the two roof sections while the
roof sheets are off.
Supply and install a new ventilated rotary cowl to replace the suspect existing.
· Report on any further works required.
· Provide a 6 year Plumbing Industry Certificate of Compliance for the works.
