Leaking metal roof and bathroom exhaust flue

I have a single story end terrace with a split level flat roof. Each level drains to the lower level. The ceiling beneath one of these discharge points is regularly showing signs of a leak. I need help to locate and seal the leak.
I also need a flue / vent of some sort cut into the flat roof to improve bathroom ventilation which currently extracts into narrow ceiling space.
