Christopher requested 3 quotes from Renderers And Baggers in Bridgeman Downs

  Provide painted render finish to exterior of house in lieu of face brickwork & cement sheet lining, all as per plan and as per the following specification:

* Cement render to external brickwork.

Rockcote sponge finish render applied to all brickwork walls to the above mentioned works only at approximately 5-6mm thick as per manufacturers specifications and as per plans.

* Thin Section flexible render to cement sheeting.

* Acrylic top coating (Two Coat System) designed to give a cement render effect.

* Colour & finish to be selected by the owner depending on the range. Which should incorporates a 10-15 year guarantee



(NOTE: Feature sheet & external linings remain as per plan).

General:


· All surfaces shall be prepared for painting by sanding and cleaning down. The surfaces are to be free from all dust, mould, oxidized paint and other surface contamination where possible.

· guarantee on Ceilings agreed at quotation.

· The quote is based on a four (4) colour schedule or as per industry standards.

· To guarantee when, after applying a new paint system, that the substrate or existing coatings are not contaminated. This contamination may cause the future breakdown of the new coating system.



Paint Removal:


· All loose and flaking paint shall be removed by one (1) of the following procedures:-

1. Sanding Machine – approved sanding machine with dust extraction facilities.

2. Heat Gun.

3. Paint Stripper.

4. Water Pressure Cleaning.

5. Hand Sand.

Note: Staff to ensure removal of debris on completion of the work.



(2) PAINT SYSTEM



Application:


The method of Application in general is that all paint shall be applied by the following:-

1. Brush – shall be used where required under Manufacturer’s Specifications.

2. Roller – shall be used to apply paint to flat surfaces to comply with Manufacturer’s Specifications.

3. Spray Painting – shall be used where required under Manufacturer’s Specifications.



Paint System:


· Acrylic paint is preferred where maximum durability (e.g. walls, gutter etc.) is the prime consideration.which incorporates a 10-15 year guarantee

· Oil Based finishers are preferred where resistance to wear is to be maximized and brush marks and the sticking of contact surfaces (e.g. doors and windows) are to be avoided.

· Unless otherwise specified, the following paint systems will apply:-

1. Exterior – New – unpainted surfaces – three (3) coat paint system.

2. Exterior – Repaint – pre-painted surfaces – spot prime bare surfaces, followed by two (2) coat paint system.

3. Interior – New – unpainted surfaces – three (3) coat paint system.

4. Interior – Repaint – pre-painted surfaces – spot prime bare surfaces, followed by two (2) coat paint system.






Paint:


· Only PREMIUM LINE BRAND Paints (e.g.Acrylic top coating (Two Coat System ) approved and conforming to the CPC Specification shall be used. Materials used in a paint system shall be compatible with each other, be manufactured by the same manufacturer and be compatible with the materials on which they are applied. Paints used externally shall be exterior grade for tropical use. To record the manufacturer’s name, paint, type, colour and batch number for each coat of paint.



Stopping:


· Minor holes and cracks shall be fitted under normal Industry Standards.



Glazing:


· Re-putty of Windows where necessary – Baker & Staff will re-putty windows where required.



Unpainted Surfaces:

· Surfaces are prepared free from surface contaminations where possible to provide a good bond throughout the paint system.
