Re staining 14sq metres timber deck

14 sq metres excluding 2 small steps & railing.
Currently stained but due to additional gardening work completed after deck now have dirt stains on deck that do not come off with recommended products (assume the natural oils have allowed the dirt to seap into wood???). Also in area that is not shaded by shade sail timber has gone grey in colour. Stain is NOT peeling. When deck is wet turns back to as new colour but dirt will not come off.
Require costings to complete this job from start to finish (prep, sanding, staining & sealing) to ensure the job is completed correctly. Require a written warranty to ensure products used a of a good quality. Written/emailed quote required only - no over the phone verbal quotes will be accepted.
