-drainage & services, easements, pits, poles, fences etc;
- access points;
-street frontage features;
- site levels and difference in levels between the site, street and surrounding properties;
- existing house and outbuildings;
- significant vegetation on site, nature strip and along the boundaries of adjoining properties;
- setbacks of adjoining properties within 50m. of the site;
- locate habitable windows along the boundaries of the site and eaves height of adjoining
residences, any walls built on the boundaries, also secluded open spaces of adjoining houses.
The subject site has adjoining 4 units development and need special attention. The position of
windows (ground and first floor), private open spaces etc. could be critical for overlooking and
overshadowing. Also house to the south is important for those features.
