During very heavy rain, the box gutters overflow and allow water to enter the ceiling. this happens at approx the centre of each side of the house, depending upon the direction of the rain. i suspect that the flashing joins have deteriorated, and are allowing the water to seep through to the ceiling. i require a roofer to remove the concrete tiles near the box gutter, locate the points of flashing deterioration, and repair. the site is a two story, approx 40 yr old residential house, with pitched roof and copper box guttering (covered in gutter guard). ready access is via 6mtr ladder from level front or back yard.
