Was formerly a double car garage and turned into a rumpus room; separate to the house. Room is rendered on outside, with VJ panelled walls inside and good quality underlay and carpet (which is currently being dried etc). House is located on side of hill, so ground is slightly sloping down to the room. Leak appears to be in the front right hand corner.
