Repair, sand and finish floorboards (approx 70 sq m)

Approximately 70 sq m of floorboards, which we believe are baltic pine. We are looking for a repair / restoration and a finish in keeping with the character of the old house (c 1913).
Around half the boards in one room (4m x 4m) have some borer marks (old) and damage at the edges. Some will need to be replaced.
Stumps and joists are in good condition (we are told) but in this room they creak a bit - maybe it is possible to re-fasten the joists to the stumps or something along these lines.
The boards in other rooms look to be structurally fine and will just need sanding and re-finishing.
We also need to replace a front verandah and would be interested in a quick look and quote on this as well.
