Floor sanding and finishing of a 3m square bedroom

We have a bedroom 3m square which is covered in carpet. we want to remove the carpet and have the existing floorboards sanded and polished. we will remove the carpet ourselves. there are some damaged floorboards that will also need replacing.
the floor has a black stain around the room closest to the walls (japoni?) which may complicate sanding. the original floor dates from around 1925.
