House plans for third bedroom and new bathroom

We have a 2 bedroom + study townhouse. upstairs between the study wall and the kitchen, there is a void that goes all the way down to the bedroom underneath. currently in the bedroom (at the bottom of the void) is an internal balcony. we'd like to take out the wall of the study, put in a floor, making it one large room that backs onto the kitchen. we'd like to turn the internal balcony in the bedroom into a space for a bath. not sure if it's possible so we'd like someone to have a look and perhaps put plans together and give estimate of cost.
