Reflash or install new sliding door on balcony - possible plastering/cover

  third floor balcony (tiled, wood) double sliding door in kensington banks. leaks into roof plaster on lower floor. have sealed tiles etc, but water-testing on the door frame leads to leakage inside. think door needs to be reinstalled/flashed or maybe replaced completely. internal plastering work a possibility once i can confirm the fix. i have had caulking etc done with not much effect, so i would like to discuss the job on site and ascertain the degree to which the new fitted door would be guaranteed as watertight. some interest in putting a basic cover above the balcony (perspex, pvc etc), but this is on third floor and would require a harness etc.
