This is a rental property which is managed by a real estate agency, they got their inhouse plumber to inspect and he cut open the ceiling directly below the ensuite shower and ran the water for 20 minutes. There was no dripping from the drainage trap itself so that can be ruled out. There is water damage around the chipboard cut out underneath the shower base that indicates the waterproofing is compromised either in the shower or directly I front of the shower door in the bathroom. They also checked around the shower mixer and made sure that it is sealed with silicone. The plumber can not handle a job this large and recommended to pass it on.
