· Optional areas for floorboards
o Study/bedroom (near the entrance)
o Kitchen area (from the meals wall to the Cupboard)
· The current floorboards under the floor coverings seem to be some sort of hardwood)
· Placing the new floorboard on top of the current floorboard is preferred
· Floorboard replacement to include
o Removal of old floor coverings (optional pricing please � as in provide itemised pricing and may or may not be included in scope)
o Disposal of old floor coverings (optional pricing please � as in provide itemised pricing and may or may not be included in scope)
o The aim is to have a quality finish that looks exceptional. therefore the following would be expected as part of works;
§ Current wall skirtings to be removed and reused
§ Plaster removed if necessary considering how the floorboards fit under/near the plaster
§ Door frames and such to be cut in to accommodate for the elevated level of the floor
§ Bottom of entrance door to be adjusted to accommodate for the increased floor height
§ Secret nailing to be used where possible (no more than one or two rows of non-secret near the wall is ok)
§ Change in direction is likely to be required along the hallway and from the hallway to the lounge and in the kitchen areas (see floor plans).
§ Three coat minimum
· Optional
o Refitting skirtings
o Door bottoms to be adjusted for the new height (all doors)
· Floorboard timer (optional itemised quote)
o Select grade
o Mountain ash, oak and basically will consider timbers with minimal pattern and high density.
· Notes:
o Specify timber types proposed

o Specify number of coatings proposed
