* build a deck of 4.7m x 5m x 0.70 from treated pine.
* build a pergola with a flat roof 4.7m x 5m from treated pine and using laser light roofing or equivalent.
* 1 x 2m steps (approx 4) down to garden off decking and 1 x door with (approx 2 steps) to garage door.
* remove existin window and install french doors (standard door height and width)
* to include all plans and permits (i already have started drawings for town planning)
