SHORT DESCRIPTION:
Extend the open living area. A number of load bearing internal walls in the existing section of the house will need to be removed/relocated too.
DETAILED DESCRIPTION:
I recently purchased a post-war (early 1950's) property in Reservoir (west of high st).
The existing dwelling:
- is brick veneer
- has 3 bedrooms and approx 11 squares (yes, it's tiny, hence the requirement for an extension)
- has settled
- has been inspected (building, pest and asbestos). No major issues reported.
Scope of work is to undertake all the carpentry requirements (roofing changes, frame work, and etc...) to extend the living room, kitchen and dining area. A number of internal load bearing walls will need to be removed/relocated as part of the wider renovation.
I have proposed conceptual 2D CAD floor plans, in addition to the existing floor plans, which I can email through in .pdf format. I'd like to consult a carpenter prior to taking the concept to a draftsman to cut out any avoidable major expenses based on my proposed concept.
Once the plans are drawn up the project will commence immediately (deadline to breaking ground: 6-8 weeks)
