restump and refloor existing dwelling with hardwood flooring, including sanding, polishing and replacement of skirting boards. replace front door and frame. replace approx 300 linear metres (lm) square edged weatherboards to both east and west sides of the house. replace aluminium window with timber double hung sash window with fixed pattern glass side lights. fit architraves and bullnose windowsill to suit. leave work ready for painting. demolish existing front fence, and then escavate for new posts. contruct a new picket fence to match existing to 1500mm. provide 2 steel frame gates claddered with pickets to both sides. install latches to both gates. demolish and reconstruct 2500mm high fence and steel framed gate to side path with matching pickets. leave all work ready for painting. demolish existing timber fence at rear and contruct new timber fence to match existing update current bathroom with modern fixtures and fittings including retiling.
