I own a rental home in Northcote which due to some underlying plumbing issues has caused some cracks and movement to my property that I am wanting to repair, prior to leasing it out. The works required are as follows:
* Eaves have buckled and need to be replaced (due to the era that this home was built, these eaves could contain asbestos and will need to be checked). Painting of these eaves will then required.
* Some bricks have cracked and require replacing, mortar has backed in several areas which required re-pointing. This is to be assessed at both the south and west elevations of the home. This is noted on 4 areas on the underside of the windows
* Gaps created next to window frame due to shift in home - require a trim to be placed to close off these gaps in the same material as existing in the colour Bronze Anodic Satin. This has occurred on 4 windows along the south and west elevations of the home.
* Side gate has become misaligned with shift to home and is difficult to close and requires repairing.
* Concrete on front driveway close to home and in close vicinity/abutting the detected plumbing defect at front of property.
* Internal cracking inside home, more evident in room close to plumbing defects. Will require to be re-patched and painted.
* Skirting and quad beading internally have cracked (i.e. paint) and will need to be re-patched and painted.
