postwar 3 bedroom house - want to extend and add one bedroom (3.8 x 4.1) and ensuite (1.1 x 2.8) [this area is currently a deck so would need removal], and excavate under house, area roughly 1/3 of the house (which is already 2.1m high) to add rumpus, internal stairs and build-in existing laundry. House is on a sloping block so will need drainage and retaining walls also.
