This timber house on brick piers is in a reasonable condition from its age, with the main concern being the dampnes under the building, and the effect on the pier. The architect's solution is: a) Find and replace blocked drains and replaced with drainer with CCTV camera inspection capability. Because there is no visual way of determining if there are any wash-outs underground around the drains. b) to drill 15x10 holes every 1.2 cm around the concrete base surrounding the house to improve air vendilation. The inspection report on dampness has much more details on the issue. The job consists of an additional room, a rebuild of a lean to annexe, and the extension of current dining room and refit of kitchen (we will be guided by builder if you want to design or if we go to a third party kitchen supplier).
