Home theater (one garage) to guest house conversion

We would like to turn our freestanding soundproof home theater (studio, once garage) into a guesthouse with a small bathroom. The main walls and glass doors of the studio are standing. What we will most likely need is a solution for better insulation, creating better ventilation through the roof or addition of windows, separating bathroom from the current storage area, some plumbing works and full bathroom set-up. I.e. they are more just renovation works but requires builders as we need permits, etc.
