  We are looking at completing INTERNAL RENOVATIONS. Mocked up plans available upon request. Looking to start asap. Details are:

Existing Kitchen Area
1. Demolish kitchen, and tidy up services
2. Install an aluminum sliding window approx 1.8m x 1.1m.
3. Enclose 2 x doorways with stud walls
4. New plaster lining for the walls and ceiling. This includes 90mm cove cornice
5. Disconnection of current services.
6. Installation of ceiling fan with integrated light.
7. Replace current power points.

Existing Dining Room
1. Complete skirting and architraves Dining Room
2. Remove the window, fill in with new studs
3. Create a new entryway leading into the TV room (between existing longue and dining room. Approx 3.6m in width. This will require new lintel.
4. Remove the plasterboard between dining room and existing kitchen, and fill the wall cavity with sound resisting insulation. Also use soundcheck plaster on this wall (approx 10m2)
5. Patch repair the existing plaster work in this room, and also in the hallway.
6. Installation of 2 x ceiling fans.
7. Installation of down lights
8. Installation of 6 power points
9. Installation of aerial point

Existing Lounge Room/Laundry
1. Complete skirting and architraves TV Room
2. Remove walls as required
3. Frame a floor through the current external stairway. Stud walls also required, and will be externally clad with the cladding.
4. Delete existing window in laundry western wall.
5. Install a new preordered flat pack kitchen.
6. Install bi-fold kitchen window. This to be done at a height to have a smooth transition from inside to outside on the bench top. Window 2.5m in width
7. Installation 2 x ceiling fans
8. Installation of down lights
9. Installation of services to new kitchen.

Floors
1. Bamboo flooring in hallway, dining and TV/new kitchen areas. Also the staircase leading downstairs. Approximately 70m2.
