- 1. externally, demolish and remove the existing terrace roof and structure, make good to all areas

- 2. internally, demolish and remove the brickwork walls between lounge and sunroom (allow to re-support the roof with new beams as indicated and as necessary), demolish and remove the bathroom wall; and make good to all disturbed areas.
- cut new door opening into bedroom, supply and install new doors.
- relocate and/or disconnect and making safe any electrical and plumbing services etc in those walls. where walls and/or floors and the like are removed, allow to patch all disturbed surfaces including the floors, walls, ceilings, cornices and the like. lights etc are generally to remain in there existing locations.

- 3. install new rendered and painted timber wall (internally – bathroom extension), and face brick veneer wall (externally – sunroom/lounge) supported on new footings as appropriate.

- 4. remove existing timber flooring (hallway, dining, lounge, and kitchen) and install new hardwood flooring (select type – blue gum, spotted gum, tba). sand and polish.

- 5. supply and install a new solid core door (d1) to the house; and a new door (d2) to the extended bathroom; and reuse the existing bedroom door (d3) in bedroom 3. allow for new door furniture, locks
- and privacy latches as appropriate.

- 6. remove the existing bathroom tiles, floor, fittings and fixtures and services as required; cap off and seal all disconnected services; and make good to all surfaces.

- 7. supply and install a new 19mm thick (tiled) compressed fibrous cement floor to the extended bathroom.
- waterproof the bathroom floor and all walls full height with aba supaflex or similar approved.

- 8. install floor tiles and wall tiles to the bathroom (2400mm height in the shower, 1800mm height the rest of the bathroom); and install a linear shower floor waste and square tiled floor wastes

- 9. install a new selected wc, bath, double vanity unit with mirrors, toilet roll holder and a chrome towel rail to the refurbished bathroom

- 10. install a new frameless glass shower screen and door to the refurbished bathroom. allow to set the shower floor down by 25mm and waterproof all round.

- 11. supply and install new federation or similar type cornices where ceiling is replaced. supply and install new federation or similar type skirting where required

- 12. install new ceiling where required a new 2,400mm nom high flush finished painted gyprock ceiling and cornice to the modified kitchen area.

- 13. allow to double glaze the existing bedroom 3 window, by relining the inside of the frame with 8mm thick clear glass flush beaded into the existing timber window frame (optional)

- 14. supply and install a new timber bifold door to the living room rear wall opening. the doors are to have 2 sliding leaves to each side of the door opening, supported on solid timber tracks and rails, and stack (side by side) at each end of the new opening.

- 15. repair damaged walls and render or alternatively install gyprock sheets (cost effective solution)

- 16. plumbing/gas fitting to include bathroom (shower + double vanity + toilet), kitchen (water + gas), lounge (gas point in chimney)
