• Some stumps have been undermined and need replacing/repairing and flooring levelled – due to inadequate drainage on site
• Under floor area needs to be cleared of debris and ventilation improved to minimise damp and pest problems
• Drainage from house and outbuildings needs improving or repaired and drainage pipe from outbuildings to discharge away from foundations (the number and size of pipes and/or guttering seem inadequate) – the addition of an exterior water tank may help here, although something would need to be done with the overflow
• Exterior flashings, eaves and vents to be repaired
• Cracking in exterior walls to be repaired
• All windows need to have binding sashes and/or catches repaired to ensure correct operation, outbuilding window pane needs to be replaced
• Interior and exterior doors including out buildings need to have bindings adjusted to ensure correct operation
• Existing insulation removed and replaced
• Addition of gate from side of house to fence to keep dog from front of property
• Advice on installation of security doors and fly screens
• Due to limited mobility of the elderly owner of property, a space will need to be cut in the existing laundry bench for the addition of a top loading washing machine instead of front loader as well as the addition of hand rails in bathroom and at entrance points to the house along with a quotation of adding appropriate ramps for entry/exit.
