To rectify the acoustic performance of a party wall seperating 2 apartment units the owners would like a quote for the 2 options below and will select one of the options to implement.

Option 1:
• Demolish existing partition wall (assuming no load-bearing properties to be confirmed
by a qualified Structural Engineer).
• Construct a new double stud wall with two (2) rows of 64mm wide studs at 600mm
centres, spaced apart by a minimum 44mm air gap. Extend studs to the soffit.
• Install studs on rubber isolating strip equivalent to 5mm thick Embleton Impactamat
with fixing between the bottom track and existing floor via Embleton EG35 washers.
• Re-install services wiring to new studs.
• Insert 75mm thick 24kg/m3 or greater insulation between the studs, equivalent to
Bradford Glasswool or Fletcher Premium SonoBatts.
• Fix two (2) layers of 13mm thick Fire-rated plasterboard to both sides of the studs.
Extend lining to the soffit and seal to the methods in Section 3.5.
• Total depth of complete construction equal to approximately 224mm.
• Reduction of both airborne and impact generated noise.
• Demolition required, however total loss of floor area is minimised for tenants on both
sides.
Option 2:
• Remove sections of the ceiling at the perimeter of the wall to provide access above the
ceiling. Make good any gaps between the existing AAC wall and soffit / beam by the
methods in Section 3.5.
• Install a new row of 70mm timber (or 64mm steel) studs at 600mm centres with a
minimum 20mm gap to the existing plasterboard lining. Extend studs to the soffit.
• Install studs on rubber isolating strip equivalent to 5mm thick Embleton Impactamat
with fixing between the bottom track and existing floor via Embleton EG35 washers.
• Do not install wall ties between new stud frame and existing wall.
• Extend services wiring to new row of studs.
• Insert 75mm thick 24kg/m3 or greater insulation between the studs, equivalent to
Bradford Glasswool or Fletcher Premium SonoBatts.
• Fix one (1) layer of 13mm thick plasterboard to the new row of studs (extend lining to
the soffit) and re-install services.
• Total depth of additional construction equal to approximately 103mm
• Reduction of both airborne and impact generated noise.
