Renovation and extension of 1960's brick veneer home.
i have da approved plans and structural engineering drawings for the construction of:
1) first level rear deck (design from bluescope lysaght using steel quikafloor) - needs piers into sandstone bedrock due to steep sloping site (must be steel and fibre cement sheet/tiles as no wood allowed due to bushfire hazard)
2) remove kitchen internal load bearing stud wall and install 6.5m i beam (to engineers spec)
3) install two large floor to ceiling windows, one three panel patio door and one 3 panel bifold to kitchen/family room (all windows/doors from trend extreme range)
4) build new brick veneer room under existing kitchen and install 4 windows and 1 patio door
5) partial excavation of about 15sqm of front yard and build retaining wall and suspended slab carport with flat steel roof
6) build front fence (brick piers/strip footings with hardwood battens), side retaining wall and concrete steps
7) install three new windows (requires openings to be cut in the house single brick walls)
i am looking for a builder to perform the above brick, concrete and steel construction work and i will manage the finishing off (including the building of internal stud walls, plasterboard and electrical/plumbing etc) under an owner builder licence. objective being to minimise costs, although i am open to discussion if the whole lot can be brought in at a reasonable price.
