Hi,
Looking for quotes from builders for a brick extension to a single fronted single level attached Victorian terrace property in inner north-west Melbourne. The attached plans explain the extension best in terms of size.
In terms of scope, we are looking for a builder to complete:
- Foundations, subfloor (stumps/joists/bearers), double brick walls, roof trusses and roof plumbing
- Electrical and plumbing
- Installation of doors and windows (1 set bi-folds and 1 window)
- Plastering
- Floorboards
- Demolishing existing (although we may do this ourselves)
So, essentially everything you see in the plans where it says ‘proposed’ except installation of the kitchen cabinets/benches.
Other relevant information:
- Have planning approval, currently obtaining building permit, expected within weeks.
- Access to the building area is good, with a rear laneway and car/truck access.
- Keen on someone who has experience with similar extensions on similar properties.
- Not expecting a builder who can started right away, but we are keen to start as early in the year as possible (assuming building permit comes in next few weeks)
- Looking for a quote broken down with some detail, rather than just 1 price. I.e. happy with Plumbing $xxx, subfloor, $xxxx, plastering $xxx etc…
- For the quote we have the architectural plans, although no structural plans at this stage, so an initial quote will need to be made off them and a visit where we can explain anything required. Of course, happy for it to be refined when the structural plans are done, although really keen on an initial quote to give us a ballpark.
