We'd like to build a separate building that has two separate rooms: the first room is to be used as a soundproof musical jam room (6mx6m); the second is a connecting control room (6mx4m) with glass pane view into the jam room, and a connecting door allowing entry to the jam room. There should also be toilet facilities accessible from the control room, air-con in both rooms, and windows in both rooms. There should also be external access doors to both rooms.
