Build an extension and re-roof existing house

We have council approved plans for a extension to our house which is approximately 78sqm + 25sqm of deck. The construction will be timber frame on piers with a tile roof and foam cladding (insulclad or similar). Plans are available.
There are enough funds to cover construction to lock up stage (framing, roofing, windows, doors, floor) but we will proceed as far as funding allows (ideally to completion). As a result we will need quotes to lock up and completion. The start date will be negotiated with the successful builder.
I am aware that if we decided to only proceed to lock up stage that I will need to owner build.
