Broken beam in roof

Have noticed that there was indentations and flaking occuring in the roof of our recently bought townhouse. Upon inspection of the roof, a broken beam of wood is lying on the roof. It appears to have broken from a beam that runs the length of the roof.
Need an inspection done to state/recommend course of action/repairs that need to be done to rectify this.
