The area measures approx 1.8m x 6m. There is visible damage to plaster ceiling in garage below from water ingress from balcony above. We had a hole in the ceiling opened to allow inspection of sub floor. Joists are OBHW in apparently good order. It appears builders’ plastic was first laid on joists, and then layered sheets of cement sheet on top. A section of the balcony sub‐strate has given away, allowing water in despite a veranda over and partially enclosed by walls on 4 sides. We would like to get a quote to fix this problem.
