Balcony - installation of half spoon drain on tiled balcony

  1) cut back and remove tiles down to concrete slab at balcony junction with balustrade (say 65mm) for length of balcony;
2) excavate into concrete slab (if necessary, as there may only be scree from cover over of original half spoon drain) to enable construction of half spoon drain (lip of drain once constructed to be level with concrete slab to enable run off from concrete slab to be caught);
3) test balcony to identify low points at balustrade;
4) if required, remove old spitters and install new spitters at low points (use of 2 inch spitters if possible to minimise blockages from silt);
5) build half spoon drain with falls to identified low points;
6) apply waterproof membrane over half spoon drain and up the balustrade wall, say 75mm); and
7) repaint internal face of balustrade wall in colour to match original.
