Townhouse requires small extension (2 rooms)

Existing Double Storey 2 Bedroom House (13 years old). Need plans/drawings, elevations etc for an additional 3rd Bedroom which will become master suite (ensuite, robes, storage etc) to be located on 2nd storey above existing garage. We also require our loungeroom to be pushed out to the boundary (approx 12 sq metres) . Would like also advice on how to gain best light etc for this project. No need to submit plans to council we will do this ourselves. The Council is Moreland City Council & we have an environmental overlay which can be viewed at the DSE website. Reasonably priced people contact only please as this is a small project.
