There is currently a brick residence that occupies the site and will be demolished. The site has no overlays and backs up onto Gardiner Creek Reserve. Site Area of approx. 724m² (16.73m W x 43.27m L).
I've had discussions with the council who have indicated that a minimum 5.0m setback from the rear is not required.

Proposal is to provide a Double Storey Unit at the front (22-24sq) to include: double garage, minimum 3 bedrooms with master to have ensuite & WIR, open plan living with kitchen and all required amenities.
Single Storey Unit at the rear (16-19sq) to include: double garage, minimum 3 bedrooms with master to have ensuite & WIR, open plan living with kitchen and all required amenities.
An easement is located at the rear of the site - approximately 1.8 meters from rear boundary.
