I am in the process of commencing planning for a home renovation and need to arrange for a site inspection to establish accurate property boundaries and title information. I have had a couple of quotes for this service but am not happy with them as I find them overly expensive. The work required, as defined in one of the quotes is as follows:
1. Searching of documents as necessary at the Titles Office to obtain the necessary old survey information to perform the field survey as required by regulations.
2. Feild survey to re-establish the title boundaries and locate existing boundary fencing.
3. Determine spot levels and contours over the site and boundaries to the Australian Height Datum.
4. Location of services and major vegetation on the site and within 9m of site boundaries.
5. Location of existing site buildings including heights on eaves, ridges, gutters, floor levels.
6. Location of overlooking windows within 9m of the site boundaries including head and sill heights, ridge and eave heights.
7. Establishment of TBM to the Australian Height Datum.
8. Preparation of a plan of survey including the above information ini digital and hard copy format.
I would anticipate, based on the current quotes I have, that anyone responding to this job posting would be properly licensed to undertake such work and would be in a position to provide a quote under $2,000.
